Zone median
The middle value of price per m² across recently sold comparables in the same parish and typology. Use sold transactions, not asking prices, for the most reliable estimate.
15%+ discount
A property priced 15% or more below the zone median with no obvious structural issue is a signal worth deeper analysis — visit, inspection, and a full financial model.
